Costs of buying a home in France in 2026
They are the costs of buying a home in France. Most of it is tax: the droits de mutation paid to the département and the commune. The rest is the notary’s regulated fee, plus formalities and disbursements.
Yes. Since April 2025 most départements charge 5% instead of 4.5%, but a first-time buyer purchasing their main home keeps the 4.5% rate.
A new home is sold with TVA, so instead of the droits de mutation you pay a land registry tax of 0.715% of the price excluding TVA. Total costs are about 2% to 3% of the price, against 7% to 8% for a resale home.
List the furniture sold with the home in the deed, since it is not taxed. Check whether you count as a first-time buyer. Above €100,000, some notaries grant a discount of up to 20% on their fee.
