Tax for 2026
IBI (Impuesto sobre Bienes Inmuebles) is the yearly tax on owning property in Spain. Each council collects it and sets its rate.
The owner on 1 January pays the whole year. When a home is sold during the year, buyer and seller often share it in the deed, but the council charges the owner on 1 January.
IBI is the base liquidable (usually the cadastral value) multiplied by the council's rate, less any discount. For urban property the rate is between 0.4% and 1.1% in most of Spain.
