Taxes on buying a home in Italy, deeds signed in 2026
It’s the tax you pay when you buy a home in Italy from a private seller: 2% on a prima casa and 9% otherwise, at least €1,000, plus €50 imposta ipotecaria and €50 catastale. Buying from a company charging IVA, you pay IVA instead and three fixed taxes of €200.
It cuts the imposta di registro to 2% (or IVA to 4%) when the home is in the comune where you live and you don’t own another home there or one bought with the relief. It doesn’t apply to categories A/1, A/8 and A/9.
When an individual buys from a private seller, the imposta di registro is worked out on the cadastral value (rendita × 1.05 × 110 for a prima casa, × 120 otherwise) instead of the price.
